The Kresge Building was built in 1928 and expanded in 1941. Its
original Phillips Avenue façade and 1st floor interior were
significantly modified in the 1980’s. The second floor has been
vacant for over 20 years. Koch Hazard Architects is stepping in to
restore the building to its original glory.
The project reconstructs the Phillips Avenue
façade. The current Phillips Avenue storefront will be replaced with
a reconstructed 1929/1941 storefront. Exterior improvements to the
upper level will include windows retrofitted with insulated glazing,
reconstruction of the limestone coping on the Phillips façade and a
thorough tuckpointing and cleaning.
An elevator lobby will be created on Phillips
Avenue to serve the second floor. The upper level will be fully
rehabilitated, retaining the character defining central hallway with
its intact woodwork and interior windows and two restored skylights.
This level will be leased as office space. A new secluded rooftop
garden space accessed from the upper level will add a significant
amenity for new tenants.
The main level will continue to function primarily
as office space with some potential for retail uses. The basement
level will be cleaned and updated to provide secure long-term
storage space for building tenants.
The renovation of the Kresge Building will
significantly increase the usable space of the building and
transform the current bland façade into the beautiful, richly
detailed and well-scaled structure it once was.
